Process

Eight stages, from first conversation to keys in hand.

Building a house is one of the largest commitments most people make, and the hardest part is not knowing what comes next. This is the whole sequence, written down.

  1. 01

    First conversation

    1 meeting, no cost

    We sit down — at our studio or on your site — and talk about what you want to build, your plot, your budget and your timeline. You leave knowing whether we are the right studio for the project, and roughly what it will cost.

  2. 02

    Site study & brief

    We survey the site, check the soil, orientation, access and setbacks, and study what the local regulations allow. In parallel we develop the brief in detail — how many rooms, how you use them, how you want the place to feel.

    • An agreed written brief
  3. 03

    Concept design

    The first design proposal — plans, elevations and 3D views. We expect to revise it. This is the cheapest stage at which to change your mind, so we would rather you say what is wrong now than after the footing is poured.

    • Concept plans and elevations
    • 3D views of key spaces
    • Revisions until you are satisfied
  4. 04

    Estimate & agreement

    Our estimation team costs the design line by line — not a rate per square foot, but the actual quantities and specifications. You see exactly what is included and what is not, then we sign an agreement with a fixed scope and a stage payment schedule.

  5. 05

    Working drawings & approvals

    The drawings that get built from — structural, electrical, plumbing, joinery — all coordinated in-house so clashes are resolved on paper rather than on site. We file for and follow up on your panchayat or municipal permit.

  6. 06

    Construction

    A dedicated project manager owns your build, with a full-time supervisor on site. Purchasing is done by our team to the approved specification. You get regular progress updates and can walk the site whenever you want.

  7. 07

    Interiors & finishes

    Joinery, lighting, flooring and finishes, detailed by our interior team and installed by people we employ. If interiors were part of your scope from the start, this has been designed alongside the building rather than bolted on at the end.

    • Joinery and finish installation
    • Final material sign-off
    • Snag list and rectification
  8. 08

    Handover

    We walk the finished building with you, close out every snag, and hand over the keys along with the drawings and documentation. We stay reachable afterwards — most of our work comes from clients who send us their friends.
